1909 Bungalow renovation with foundation replacement, kitchen remodel, and conversion of basement into a guest / work suite.

The primary goal was to remove and replace the disintegrating old foundation, transforming a dingy basement into a guest / work suite with French doors to a sunken courtyard. We also re-designed the kitchen, enclosed porch, and stairs, opening them up to each other. Wiring, plumbing, heating, and insulation were upgraded and decarbonized.

Melding Three Spaces into One

The kitchen, enclosed back porch, and stairs were opened up to each other, melding three discrete spaces into one.

New Kitchen and Breakfast Nook

Kitchen workspace overlooks the breakfast nook, with shared view of the garden.

New Guest and Work Suite

We maintained the original house-garden height relationship, and added a new basement guest / work suite that opens out to a sunken patio.

The new stairs were relocated and brought up to modern building code. House wiring, plumbing, and insulation were upgraded, radon remediation was handled passively, and HVAC and water heating systems were updated and decarbonized.
